MONTREAL — Tenants with mould problems sometimes have to take steps beyond a simple phone call to their landlords to get their air quality brought back to normal.

Samantha Lisi's own journey against mould started when she noticed that her sinus and bronchitis issues seemed to coincide with the discovery of spots of mould in her basement apartment in Ahuntsic.

"Every time it would rain, or the snow would melt it was coming through the outside steps," she said. "I had a feeling that something was worse than it looked."

A health board inspector found that the moisture issue went beyond the entrance way of the home.

Tenants' rights activist Ted Wright suggests that would-be residents do a quick inspection for signs of mould before signing a lease, with particular emphasis on dark places with little air flow.

If one finds mould in an apartment the proper steps start with letting the landlord know verbally and then in writing with a registered letter or any other method that proves delivery, he advises. 

The letter should contain photos and a date on each image.

The civil code orders landlords to make apartments safe for apartment dwellers

In some cases a rental board judge could award damages, temporary lodging, moving costs and even compensation to those exposed to mould. 

Lisi's own battle to get fresh air at home has ended with her moving out but her case remains before the courts as a rental board judge will decide if she merits compensation for her troubles.

     Q. March 3, 2012, Ontario, Canada. I am caring for my elderly mother in her Ontario, Canada, home.  Over the years there have been many dogs in this household and at the moment there are three.  Needless to say there have been many ‘accidents’ – my Mom is supported by a group of care workers who come in and out of the home.  One of these workers is claiming that the “dog odor and resulting mold” in the house is making her ill and they will no longer provide my mom with care.  I have removed all carpeting from the home, with the exception of some glued down wall to wall carpeting.   My plans include having the carpet removed and have the hardwood floors sanded and sealed.  Before I spend too many dollars it occurred to me that there may be no mold present.  Does hardwood that has been peed upon mean mold?  How do I find someone who can inspect and tell me whether there is mold present? I have read some interesting ways of dealing with the urine smell – baking soda, “Nature’s Miracle”, etc.  Do you have any experience with reducing these odors and could you make a recommendation. HELP and thank you so  much.  If I cannot solve this problem my mom may have to be placed in a nursing home – I have cared for her for nearly 8 years and I would hate to have this problem result in mom losing her home, where here cat sits in her lap and she watches Retro Cartoons. 

     A. Pet accidents are a very common cause of mold growth inside homes because urine and feces wet building materials like carpeting, padding, and underlying wood floors, and the urine and feces also provide more food nutrients for mold growth. In addition, the fur and skin of indoor cats and dogs contributes big-time to causing asthma problems for residents and for making existing asthma problems much worse by being allergy triggers for asthma attacks.  For these reasons, it would be good to find some way to persuade your mother to have her dogs live outside of the house (where she can still see and touch her beloved dogs). Hopefully, she might be content to have only her cat living inside the home. Hopefully that cat is litter box trained! You should mold test the wood floor for possible mold growth with what is called Scotch tape lift tape sampling or microscope slide surface samplers. You should also use mold test kits to mold test the air of each room and of the outward air flow from each heating/cooling duct register for the possible presence of elevated levels of airborne mold spores. Yes, do remove all of the remaining carpeting. Have the floors professionally sanded and sealed with a tough plastic coating to keep water from future accidents from wetting the floor wood.  Cheaper and better would be to first scrub the floor with boric acid powder mix (visit the boric page on Mold Mart, and then install on top of all wood floors an attractive, high quality vinyl tile to be a strong moisture penetration barrier. If you put your mother into a nursing home, please note that many nursing homes and extended care facilities are often mold and bacteria infested, very much to the health of residents and staff members of such facilities. Q. I recently moved into a house & all seems well except when we walk in one entrance we smell something like matches. It doesn't smell musty or anything. A. You don't need to rip out your walls prematurely.
