New
Homes Are Often Mould Infested
Before the New Buyer Even Moves In!
Newly-built homes
and homes, plus houses under construction [such as the mould contaminated custom-built Texas home shown in the
photographs below], are often mould contaminated even before the new
homeowner moves in because of reasons such as:
(1)
moldy building materials are received from the builder’s supplier;
(2)
the builder and its supervisors and employees fail to do quality control
to inspect for, and, thus, prevent moldy building materials from being
used in the home’s construction;
(3)
the builder stores the inventory of building materials on the outside
ground with no plastic
sheeting to protect the building materials from rain [which thus supplies
the necessary water to enable mould to grow in and on the materials];
(4)
the construction crew fails to cover the entire home under construction
with plastic sheeting at the end of each construction day to protect the
building materials from rain [which thus supplies the necessary water to
enable mould to grow in and on the materials]. The roof and side walls need
to be protected against rain until the entire roof,
siding, windows, and doors are totally installed to seal out rain;
(5)
the builder fails to inspect and test the home for mould growth while it is
being constructed and at the home’s completion; and
(6)
use of modern building materials like chip wafer boards,
drywall
(plasterboard), & plywood--- all of which moulds love to eat.
The
home pictured below has its completion on hold (as of September, 2001)
because the home buyer is rightfully upset about mould growing in hundreds
of locations inside this
Richardson,
Texas,
$600,000 home being built by one of the largest Dallas builders of luxury
homes. The home buyer has hired both a local mould remediation company and
the services of Phillip Fry, Certified Mould Inspector, and webmaster of
this website.
The mould contamination test
results have been presented to the builder which has thus far failed to
make a commitment to dismantle the home [or to otherwise mould remediate
the home] and to rebuild it with mould-free lumber in a protective
construction environment against mould contamination. The photo's below and
on the More Photos
page are the home photo and close-ups [with the lab mould identification]
of several of the
many
of the hundreds of mould locations inside this home.
To prevent
mould during new home construction---
Regardless
of what season you build your home, make sure your builder is
contractually obligated to do the following: (1) construct a mould-free
home [except for very low levels of non-harmful moulds]; (2) inspect
lumber and building materials used, and to reject mouldy lumber and
building materials from being used in the construction of your home; (3) keep
jobsite inventories of building materials off the ground and covered with
plastic sheeting; (4) at the close of every work day, to cover the
entire home in clear plastic sheeting (e.g., visqueen) to protect it
against rain and snow until the roof is completely shingled, the exterior
siding is completed, and the windows are installed and closed; (5) permit
you to do mould inspection and testing (at your expense) during the
construction process so that you can monitor whether or not the home is
being built mould-free; (6) remove any mould contaminated lumber or building
materials discovered during your mould inspection and testing. To do the
testing, you can use mould Inspector's do-it-yourself mould testing services
or a Certified Mould Inspector from
Janitorial and Sanitation.
